its in move in condition, vacant, up-dated, in louisville, ky. near all routes and good schools, priced AT market value, but i am willing to negotiate....should i list "Motivated Seller" or is that too desperate?

Stand in front of your home... is it inviting? Do you have the yard nicely cared for? Curb appeal is really key. Walk through your front door... if the home is not owner-occupied, you may want to consider fresh paint and flooring. If it is owner-occupied, make sure everything is put away, no clutter and the home is smelling sweet not foul. Think about what buyers in your market are looking for? Usually upgrades in the kitchen and bath are where you'll get the most bang for your buck. Don't forget the garage and back yard. Keeping these are clean and well kept will go a long way with potential buyers! Good luck!!!

offer incenitives like seller financing, cash back at closing. Instead of lowering the price of the property, try spending money on adding value to the house. After all, what is a 10k drop in price in terms of monthly payments in a 30 yr loan, right? So why should the buyer care? I rather spend 10k to something to the house to make it sell.

I have heard of a book (I think it is how to sell your house in 5 days). It talks about following:
1. Don't go with Real Estate agent
2. Auction your home
3. Advertise on websites and put signs
4. Start bidding price low
5. Keep updating all bidders of latest bidding price

Heard it worked for someone :-)

It depends on where you live. If you are from Bay area, ca. Just list it and its gone no matter wherever you are in the Bay area. Criteria is school district, how far is it from the freeway, noise level, street style, house condition. If you have all these covered and figured out, it will be a breeze!
