In NYC, where my sister, daughter and nephew live (all below 14th), you cannot even rent without going through an agent. No that it's the law, it's how competitive the rental market is, so you might have to pay a fee. The realtors are not very patient. If you have the time, spend a couple of weeks searching alone until you have a clear idea of what you can get for your money, and what matters most to you. Once you've done that, and are ready to work with a realtor, you should be prepared to put a deposit on the first thing you like. You might get lucky and find a no fee on www.craigslist.com.

The best way to find a no-fee apartment in NYC is to check out PCVST ( http://www.pcvstliving.com/ ). Peter Cooper Village/Stuyvesant Town is a large 80-acre no fee based community. They have bedrooms from 1-4 bedroom apartments. You should definitely check them out.
