Any pitfalls to watch for when buying a frozen custard business ie, equipment age, foot traffic or others?

Thinking of buying this business. Know it will be time consuming but wonder if anything else I should be aware of? Never have owned a business before . . it does need some marketing done and a mall is being built across the street that might help. Appreciate any advice.
