Title had no lien at time of closing. No request by new homeowner for the sub to do any additional work.

I know in Florida you have a certain number of days after the work has started to file. Check the contractor's lien law for your state.

Yes, this particular type of lien is called a mechanics lien and has priority over all other liens like mortages, etc.

The short answer, yes. If the lien is unjustified, you can have it removed, but you would probably have to go to court.

Actually yes. This happened here locally. It affected an ENTIRE housing community.
