You are in a climate zone where you can grow cool saeson grasses. Always use a high quality blend when seeding. That way, if one type doesn't like the soil or the teperature, the other types in the blend will take over.
Soil prep is the key. If you plant a garden, you wouldn't just throw the seeds on top of the dirt.
Gypsum is a natural material that will help loosen the soil and works well in gardens and lawns.
You can have your soil tested for free at most local colleges.
Rent a CORE aerator and pull it behind a riding lawn mower. This will serve 2 purposes. First, it will leave holes for the seeds to fall in, and 2nd, it will help to loosen the soil.
September and October is the best time to seed a yard. You will have poor results in summer months.
When grass is planted in the FALL, it will start off faster and the root system will grow all winter long. By the time spring gets here, the grass will have a deeper root system and will be stronger. Use a starter fertilizer if seeding is done in the FALL. DO NOT USE A STARTER FERTILIZER IF YOU SEED IN THE SUMMER.
It will burn up the new grass as fast as it germinates.
