Wait 60 days, then you will see it. It may take more than 60 days to invent a time machine.

If you sell it "by owner" you can have a title company ready to just transfer title without an escrow period...you would have to advertise it everywhere to get a quick buyer. Or you could sell it to an investor but you would only get less than half what it's worth. Or if you can get some $ for the down payment on the new house, you can rent out the other house for more than the house payment & sell it later.

Cut the price and make the house have curb appeal. Make sure everything looks nice on the outside and the inside we don't want any second thoughts on your offers. Even if the lawn is in a new layout from before it could catch somebodies eye and that person may very well be your buyer. GOOD LUCK

You will need to list lower than market value for starters. Clean, clean, clean.... You need to have the home say "Come in and sit awhile...not "Run for your life!" If the house is cluttered, has odors, or is dirty people will not want to stay around. Make it look like a model home the best you can. And one of the most important things to do is LANDSCAPE the yard. Those 3 things will help you on your way.

Sell raffle tickets at $2,000 each with a proviso (sp) that money will be refunded within x # of days if you've not sold enough tickets to justify holding raffle. i.e. you want to sell your house at 100,000 you'll need to 50 tickets...once you've done that hold the raffle! Don't know who would trust you with the $2,000 though! lol Perhaps an escrow account could be set up? Oh hell it's late!

Just depends on the demand I suppose... I sold my house within a week to a guy who offered higher then we wanted and no inspections... we were lucky bastards not that anything was acually wrong with the house as far as we know... but then again just as far as we know.
