The permits involved. The building codes in your area. Are you planning on building yourself or with a contractor? Go to your local book store, there are MANY books on the subject. Best of luck.

Oh! And make sure the area you plan on building in isn't ear marked for future development. In other words make sure you are not setting yourself up for having your home taken by "eminent domain" in the future.

Depends on where and if you are doing it yourself.

Think about how long you want to live there so how much you want to spend in time, money, and effort. One level or two when you are old. Is it city water/sewage or well and septic. If well get a deep one.

Windows are nice, but eat up electricity. Same with fireplaces.

Think about traffic flow, especially if you have kids.

Keep bedrooms as far from noise as possible.

Design with ability to extend.

Make sure you don't break any bylaws in your neighborhood even if the city is ok with it.

Think long and hard about lighting. Where will you read, play games, cook, eat.

Lots of outlets. Way more than needed.

Wire for ceiling fans even ahead of time.

Go overboard on insulation.

Plan everything first and then build.
