Apply for preapproval first thing, that way when you start looking you know your price range. Plus pre approval will make your offer that much stronger.

Look at a lot of homes, make sure you get a home inspection before you close on a house if you find one you really like.

Keep on the look out for homes that are on sale due to the owner's passing or being put in a nursing home. Alot of times these homes are well taken care of and very low priced compared to the market because the children of the owner have their own homes and do not need this one nor have any desire to hang on to it.

- Get a real estate agent, preferably one that you know or that you've heard good things about. They should not give rave reviews of every hosue you see, they should give honest feedback and opinions

- Buy a Home Inspector's Guidebook. They are available at any large bookstore, and they give checklists of things to look for in a house. Stuff like, what kind of wiring it has, whether the plumbing is up to date, etc etc. It is VERY in depth and informative, only use the checklist if you are fairly serious about a house because it takes a long time to look at everything!

- Take detailed notes on every house you go through. Ask your agent if it would OK to take some pictures. Everything might seem fresh in your mind now, but you'll thank yourself later for taking notes.

- If you put an offer in and it's accepted, get a home inspection done to make sure you haven't missed anything.

I would start by making a list of what you were looking for in a home and review your budget and figure out how much you want your house payment to be. Next, find a good realator in your area. I have bought 2 houses and it has taken some work but well worth it! Be patient through the process. Best of luck !!

I am working as a real estate agent in Bulgaria, Europe. What I have learned from my job is that you need to consider a variety of aspects, when purchasing a house...
1) what do you need? - large or small house, with big yard, etc.
2) where do you want to live? - in the suburbs, in the mountainside, by the beach
3) is the house in good condition? - get an architect to see it and give you and advice
4) is the price good? - check average prices in region

When you find a house you are interested in, go by the neighborhood when there is _no_ open house. See what the _neighborhood_ is like. See what your immediate neighbors are like. So many people get involved in the house...they forget that they are also buying into a neighborhood. Ensure it's a good fit for you, as well.
