The property is a small business; like a weightloss clinic in a "stripmall". My husband; the licensed electrician, did the work for this person and since he has turned in the bill we are getting one excuse after another from her. We need help. Can we have her utilities turned off? or is it to dramatic to just walk in during business hours and start removing wall sockets and light fixtures. We still have to pay the supply house in spite of her!

but you can put a lien on thier house..so if they ever try to sell it ---they have to settle with you, or sue them in small claims court

If you walk in and remove the fixtures you can be arrest for theft. You can only go in and remove the fixtures if she gives you permission.

Go to small claims court, cost is minimual, and you can get a judgement for the amount you are owed, then you can file a claim against her.

Not hard, and you can do it without help of lawyer.

Probably not. Check with your local prosecutors office about putting a mechanic lien on the property.

I thought the procedure was to put a lien on the house. That way they can't sell the house without settling with you first.

Best option would be to put a lien on the property where the work was done.
