Would adding extra bedrooms and bathroom be helpful? Add a second floor? Extend the garage so that it fits more cars? Add gates? Also, if anyone can recommend me a book that could point me in the right track, I'll give you points. I live in area code 91744.

i would add another bedroom also another bathroom people always need / want more bedrooms the more you got the better ( has to be a substancial size garages help to just try to use natural colours through out try to avoid things u like ( if ur gonna sell to to make money ) also watch some of these home make over shows they can really help neutral colours - beige / cream / chocolate / all light colours no bold colours and nothing that clashes hope it helps have fun

Any improvements that you add to your house will increase property value, especially major renovations and things such as pool installations.

Also, the better the 'curb appeal' (the look of the house from the sidewalk) the better your chances of selling the house are, and for selling it for a decent price, so any outside front yard landscaping would be a great ieda as well.

Fresh coat of paint on the interior any up dates to the kitchen and bathrooms, hardwood floors, new carpet etc, Rooms that are tastefully decorated with good accent pieces. Anything to draw attention to the outside of the house to give it curb appeal , landscaping, flowers etc.....

I would recommend you watch the HGTV channel...
That's the Home and Garden channel...
I love all the shows they do to improve homes and landscaping...
I would say painting seems to be your best bet and neutral colors that others can work with is a good idea..
Also, making your home look inviting from the curb is a good thing...
Lots of plants and flowers and greenery is always good...
Keeping up on repairs and lighting and paint will work wonders in your home...

YOU MAY NOT LIKE THIS i bought a house for 30.000 pounds and 2 years later put it up for sale at 60.000 pounds it was my house so i decided what to sell it for . 1 week later somebody put an offer of 55.000 pounds so i sold it with the biggest smile you've seen. all i did to that house was made it look good by painting and decorating and gave it a beautiful garden.... nothing ventured nothing gained. try it .... you may be surprised and don't listen to estate agents advice on the price they think you should sell for ,they are only interested in selling it for you at a price that they know it will sell for . i did what all estate agents hate and advise against which was going multi-agency, in essence i advertised my house for sale with 7 or 8 different estate agents because i wanted it sold fast and the best way to do that was by getting its photograph in every local estate agents shop windows.... go fishing , you never know what you will catch

Well, if you have at least 3 bedrooms that's fine. Update your bathroom and kitchen that's what brings up the value, plus if you have a pool.

Anything permanent that is an upgrade. Ceramic tiles, wood floors, granit counter tops... etc... Just don't overprice your home in comparison to the others in your area, otherwise the increase will be minimal.

the things that add the most value are usually plumbing oriented. bathrooms, kitchens, laundry rooms. all the things you listed can do it, but bathrooms would probably be the way to go.

bathroom and kitchen updates or additions are the most popular but exterior paint,siding and new roofs help also.
