We have to go to court to get a knob on a door and screen doors fixed. what and why do realtors and owners, avoid these responsiabilities?

I dont know what State your located, however, when an owner is paying a Realator monthly installments to ensure that their property is taken care of, The realator should notify the owner of any damages to their residence. The realator is also suppose to get estimates for the damages and let the owner know. Most owners don't even live in the same State that their property is located and might not be aware there's a problem with the house that needs to be addressed.

Being a Realtor here, I try to assist all parties involved in coming to a smooth and mutually beneficial transaction. Generally, the Real Estate Agent has no responsibility to fix anything... They were hired, usually by the seller to market and sell the property. Before the closing, a "walk-through" is encouraged, this way at closing, there can be monies or conditions set aside and escrowed until repairs, etc have been met to the buyers and/or sellers satisfaction. Knobs on doors and screens are considered cosmetic improvements, usually. It may be a good idea for you to go to court and try the matter before a jury. They say that legal matters and trials are "all in the paperwork", so, make sure that your paperwork is in order and talk to the Judge!
