It is very important not to sign a contract that voids your rights.

many representitives are just that, not the manufacturer. When you sign their contract they are not responsible for the quality or condition of the package when it arrives at your home. They require full payment befor delivery. Your contractor is under another contract and you have some leverage there, but the seller is out of the picture, off the hook and couldn't care less if the room is inn factjdesigned and works on your property. I think it is very bad to be in the middle position with a kit and depending on a third party to build.

You are absolutely right. Make sure that you deal with a reputable contractor and make sure your agreement is very detailed and in writing. Check out any references. Do not give any contractor more than a 10% downpayment. A job like this shouldn't take more than a couple of days to build, so don't pay the balance until the job is 100% complete to your satisfaction. Once the contractor has all of his money, you have lost any leverage in getting them back to finish the little things. A good contractor will have no problem with this requirement. One who doesn't means you don't want to do business with them.
