I plan to buy new home, but I'm confused about that some flyers say zoned r2 or zoned r1

Every town has its own zoning code. You need to contact the Zoning Dept. at your town hall and they will tell you what R2 means. R2 could mean 2 family houses, or 2 houses per acre, or something else.

I think R1 is strictly residential and R2 allows you to operate a small business like a hairdresser or shop in part of you home - but I"m not sure... search "Zoning: residential" or contact your local real estate board to make sure. The type of zoning will have an effect on your taxes.

The "R" means residential - the R2 allows for UP TO a two-family residence on the property.

your local zoning ordinance defines what R1 and R2 mean...but usually it means single family home (R1) or duplex (R2).
