As Far as I see there no reason to pay 2 rents. But what I see is , based on what premises you are going to set up your (profit) business as a non profit????? would you explain me that?

The child care business that I know that work as a non-profit are the one that belongs to an already recognized non profit orgs like churches. you need to be very carefull with that not only to evade taxes, sooner or later the IRS will find out and you will need a good layer and $$$$$$ to get off them.
