i will be going to school to become a realtor. how much does a realtor make within the first year?

You probably won't see anything at least the first 6 months to a year unless you know alot of people. Try and go with a big company like Coldwell Banker they have mentoring programs for new agents that pair you up with an experienced Realtor and you can get co-listings and buyers with them. Real Estate is based on referrals.. Make sure you do extensive marketing, send flyers out once a month in your area letting your neighbors know about the market & include a free market analysis coupon. Follow up with FSBO's in your area and once you are on MLS keep up with the expired listings and contact them. Also you need to be available at all times for your customers, their schedule is your schedule. Good Luck and persistence is the key!

It's a tough field to break into. A lot of it depends on how many people you know who are interested in buying or selling homes. If you know a lot of qualified people already, you may do very well but if you don't, you might not make a sale at all for a very long time. It also depends on your area--- I live in a fairly large city with a "hot" real estate market, and you'd think that would be good for new realtors but actually it's not, because now there are literally tons of realtors and too much competition for the clients.
