My sister lives about 45 minutes away from me. She is new to real estate, and wants us to list our house with her. She's giving us a discount on her commission. She's very insulted that we aren't listing with her. There are 3 problems: One, she does not know our area very well, and isn't even in the same MLS system that our area primarily uses. Two, we weren't planning on using a realtor in the first place. We wanted to sell it by owner. Three, it will cost us about $3500 more to list with her than if we were doing it ourselves. Should we list with her anyway so there is not any family friction?

There is a very easy solution to this problem. If you list with another real estate agent, tell them you want them to pay a referral fee to you sister. Referral fees are common in the industry and most agents are fine with paying up to 20% of the list side (not the entire commission) to another agent.
You should not list with anyone that cannot give you a clear, thought out marketing plan for selling your house. The plan should be much more than a sign in your yard, an ad in the paper and MLS listing. For sure it needs to be much more than, "But I'm your sister!" The key to getting the best price in the quickest time is to list with someone who can give your home the most exposure. This can be done by someone who is new as long as they have good training and resources available to help them best represent you and your interests.

You should explain to your sister that you appreciate she is trying to build a career but for your situation, it is not the best thing to do. If she really insists on being hands-on with the sale, you could agree to let her be involved as long as she covers the fees, you list the property in BOTH of the MLS, and you keep it as a non-commissioned sale by owner. She's being a little spoiled if you ask me, and the family friction will only get worse as time goes along if she does not learn to respect your financial decisions.

i like to consume rice with different issues. i will consume macaroni & cheese by using itself yet i will't mac & cheese each and all the time by way of severe ldl cholesterol. SO - i like the rice suited.
