If Lowe's, Home Depot, and 84 Lumber all compete in the same market, their lumber prices are almost always identical. They all offer the 10% off price guarantee, and they all go to great lengths to insure that the situation does not arise where they have to honor it. Lumber is a commodity to them and they sell it at extremely low margins. When competition heats up, they even sell it as a loss. The idea is that if you buy the commodity from them, you are likely to buy all of the other items you need for your project from them too. Overall gross margin on treated lumber may be as low as 5% but as soon as you pick up the deck screws, joist hangers, etc, etc, etc, ... they make up the difference. The three pound box of deck screws may have a margin well over 70%.
As far as quality is concerned, I have never liked 84 Lumber. They push the limits of the lumber grading specifications and I think it shows in the lumber they sell. Lowe's and Home Depot are a toss up and I would use either one. I have always thought that service was better at Lowe's and I tend to use them more than any other big box retailer.

Lumber is a comedies like oil or stock or pork bellies prices are constantly changing the only way to know is to call all your local stores to find out. contractors buy from one suppler who discounts to them based on the amount they buy a contractor that buy a million dollar of lumber a year gets a better price then one that only spend a hundred thousand on your deck you're going to pay retail and the only way to get the best price is do your home work

Hard to tell, prices vary from region to region, and from season to season. That is what I pay for lumber in my area may differ from a fair rate in yours, and next month the price could change dramatically in both places.

I haven't any advice on the big stores,i wound try a local yard as well as the big stores,stay away from spruce unless your going to paint the be Jesus out of it ,then make sure there is not a lot of grass around it.
