No stock funds please.
I want something I can buy through a brokerage if possible.

I bonds are just above 6%. You can try REITs. It's a property/stock hybrid. They take your money, buy property and must give over 90% of the net profits back to you. Many have outrageous yields, if you don't care that much about principal (although that can go up too).
