I have done both in my home. The Wood floor added more value only because of where I put it. The living room, dining rooms and hallways. The kitchen and baths got tile. If you are thinking of doing one over the other, than think of placement. You could do tile through out the house but you decor would be limited depending on the tile. I would start with hardwood and later do tile in the appropriate rooms.

Most people think they want wooden floors; therefore, it tends to add more value to your house. In fact for many who have them, they are really a lot more likely to require expensive repair on time.

We opted to put all ceramic tile in our home. Every square foot is exactly the same but by using different size and color area rugs, we have a wide variety of "looks" in different rooms.

The rugs can be taken up and sent to a rug cleaning company and you end up with a better look that trying to shampoo carpet.

The different colors and patterns can give you a different look in each room and it is easy to change the look with a different rug.

Wood floors in the living room and bedrooms, are great, and a plus, because it gives them a chance to do what they want with it. (Make sure they are well varnished, or polyeurathaned.

Tile in the bathroom and kitchen ads value.

Maybe tile in a "mudroom", or laundry room, for extra value. (12 inch tile, coming into the foyer, will be a plus).

I wish you well..
