get a certified HVAC man to maintain it.there is so much to take care of. if you need freon or the new coolant you have to be certified by the state in which you reside to add any to your unit. if your cooling system has a filter change it every 30 days and just keep it clean

Cleaning is all you can do. Use a sprayer on a garden hose, and spray water from the inside to flush debris back out of the condenser. If you can get at it without damage, also clean the evaporator (The radiator part that gets cold)
When running, the exterior condenser should get hot, and the interior 'evaporator' should get cold. If these are doing what they are designed to do, you do not need Freon. Without a Liscence you cannot buy it anyway.
Make sure all ductwork is in place and seal air leaks. make sure registers are open, and all air fiters are clean. If the home has smokers the filters will need much more frequent replacements.

The best thing to do is keep it clean.Most heating and air people charge for things you can do yourself.Buy a coil cleaner concentrate and clean your condenser once a year i think home depot may carry if if not call around .They buy it in gallon and spray it on and charge you 70 dollars for a dollars worth of cleaner.Make sure your furnace is very clean poor air flow will burn up your furnance.Change those filters
A 50 cent filter will save you hundreds of dollars.Make sure you a coill is clean.Remember a hvac guy is very expensive and good luck

change the filters...which you need a technician for....but you could just take your water hose and spray down the unit outside your house, just dont spray the top, the fan motor will not like the water, yea, so just the coils. thats about as far as you can do yourself.

change your filter every month, and in summer keep the condenser out side cleaned off by hosing it clean. otherwise get some one who knows what their doing.

Get a professional. Don't try it yourself. (Half of the professionals will not do it correctly)
