經地產買樓,買賣雙方已經簽左臨時約,買方於正式合約到期前,已經交付訂金.但賣方律師樓要在合約執Defect,因此還未簽到正式合約(過期一星期)。

1.) 賣方是否違反合約?
2.) 買方可否要求賣方賠償及取消交易?

Vendor solicitor should apply of the same to purchaser solicitor for the said extension with reasons.
Only if the said reasons are not caused by "personal" or "solicitor firm"; 因不可否要求賣方賠償但可要求取消交易
