Financial lease(融資租任)
根據HKAS 17 lease 話
如果lease 有以下的其中一點，就可以當做Financial lease
the lease term is greater than 75% of the asset's estimated useful life
the lease contains a bargain purchase option to buy the equipment less than fair market value.
ownership of the asset is transferred to the lessee at the end of the lease term
the present value of the lease payments exceeds 90% of the total original cost of the equipment.
如果上高四點都沒有一點是的話，就是opearating lease

A finance leas is a liase that transfers substantially all the risks and rewards incidental to ownership of an asset. Title may or may not eventually be transferred.An openating lease is defined as a lease oter than a finance lease.
