I recently hired a property management co to manage my new home. I'm leasing it. The lady running the business is hard nosed and straight to the point about any and all issues. I figured this can work for and possibly against me. If she is this way with me, then she probably picks good tenants.

Right after I sign the management agreement, she hits me with a demand to let her handy man guy go through my home and touch up the paint. It does need it, in some spots. The house is 2000 sq ft, not a dump, built in 1996. She told me the handy man will charge $400 for this. Seems excessive for a touchup job?

Does she likely get some sort of kickback from this?

And how do you know if you're dealing with a fair property manager?

She's correct about the paint touch up, if you are renting premises as you describe. You want it to appear perfect to prospective tenants, since you're dealing with much more than a simple one BR apartment.

It's not excessive, since a 'touch up' may well require full walls to be painted. Even with the original paint in hand, there is bound to be fade evident from picture hangings, etc. You don't want a 'spotty touch up job' in this situation.

If she gets a kickback, it's bound to be minor at the price being asked. Bear in mind that she is entitled to a bit of profit for arranging all this work for you to be done.

Ive been managing properties for approximately 2 years now. I have worked closely with maintenance personal and private contractors as well. Im assuming your home is probably a two bedroom one bath house. Im surprised they are only charging $400. Assuming the walls are damaged and the ceiling does not have to be repainted. They still have to prep the walls. If the carpet is in good condition they have to be careful not to spill any paint on it. If the home has trimming in the perimeter of the rooms meaning the ceiling and along the carpet thats another time consuming detail that has to be considered. I think $400 is fair. Especially if the painter has a helper who will be assisting with the project. You figure about 4 days of work at $100 a day for labor. Not a bad idea. Management companies tend to have maintenance workers who do this type of work on a daily basis. As opposed to hiring a private contractor who probably took a week off to hang out. He does not have the same momentum coming in to work. Id say definitely drop in on the guys just to say hi. I wouldnt necessarily go there to tell them what to do. But just drop by and say hello, offer them water or ask them if they have any questions. If time does not permit, then ask the management company to provide you with before and after pictures. It shouldnt be too much trouble to do so. I take pictures all the time and archive them at the end of the day. Good luck :)

I would be your best handy man because I have the proper equipment and an extensive woodworking/metallurgy shop that allows me to craft beautiful pieces of furniture and artwork. Also, I can fix practical things, as well. If you need gutters replaced, sockets rewired, or floors sanded, I am the man for the job. I would also include you in on the projects. I know that you are not completely helpless, and I believe your perspective is invaluable on how the job needs to get done to satisfy expectations. Maybe you should just call Bob Vila instead, if that isn't your cup of tea.

Iv'e heard 50. a room is common for this job,from a handy man,more from pros.hard nose woman?not a good idea if she doesn't respect you.
