First talk to your Realtor about why you think he or she is not doing their job right. From that point you can contact the broker and ask to be let out of the contract.

Personally, I tell my clients that they can "fire" me at any time from the beginning. My broker will also not hold anyone to a contract. I've never been "fired". But, it makes people feel good knowing that I won't hold them to the contract if they are not satisfied with my service.

But, you do have a contract and you do need to be "let out" of the contract before hiring someone else.

Too vague for anyone to answer. How are you not satisfied? Have you had your house on the market for a week and not gotten any showings or offers? Is your price too high and this is the Realtor's fault? Some additional information about this would have been helpful.

I had a guy call me a few days ago, he had his property on the market 3 days and was ready to fire his Realtor because he was "too slow." Too slow? It was on the MLS, it had pictures and signs, I couldn't find what the gripe was. I told him I wasn't interested unless he had a signed cancellation from his previous agency. He never called back, shocking!

YOu can put a stigma on the property if the RE sign changes every so often, and it is listed with this Realtor and that Realtor and yet another Realtor. There is one in my area that I don't think anyone would list at any price because the seller is such a PITA.

You can cancel the contract, but you will have to check the terms regarding how it can happen.

i'm sure there is a clause in the fine print of your agreement that poor service is ground for termination of contract.. because good service is not delivered.. if you're stuck and left with several days working with your realtor, you can essentially make up some delays in the sale or purchase of your home until the date your contract expires.

If the Realtor will not let you out of the contract, tell him you want a cash buyer.

Read your listing agreement!Talk to the agent and the broker. Some brokers will step in and replace the agent. Also, it depends on how long your listing agreement is for--if you signed a 6 month agreement and you are only with the agent for a little while- a few weeks--try to get out of it. But, if you signed for a short time, work with the Broker to get satisfaction. Your legal obligations and that of the Broker are spelled out in your listing agreement.
