There are lots of resources available for someone who wants to get into foreclosures and fix and flips. I greatly suggest finding a Realtor who specializes in foreclosures. They have access to a lot of opportunities especially in this market. I have attached some articles at the bottom to help you get started. Good luck!

Your county website. Most foreclosure sales must take plays at the courthouse. Look there to find the time and date of the sales. You will probably find information properties listed for auction that day. Typically the auctions are on like the First Tuesday of every month.
Be prepared to put money into escrow that day or shortly there after. In addition most require some proof of ablitiy to pay either by cash or pre-approved financing.

Unfortunately the current crop of foreclosures is from idiots who overpaid with flipping plans and now the loan balance exceeds what they can sell it for to even break even.
But to help out those guys, visit the county courthouse where the lenders file the pre-foreclosure notices.

you can always chck with morage and b ank...a few dollars you can get a list. but becareful, some(most) are in forclosure and the home owners has up to one year to clear the owed taxes or loans , what ev er reason they are in forlcosure. So be sure to check on the dates and times that your property is in default. you shouldn't invest any mon ey until it is completely don e.

You can check the listings for reposessed or foreclosed homes in your area. Be sure it's in an area that would be appealing to buyers and set realistic deadlines to complete any repairs needed to put the property back on the market as soon as possible and reduct your out-of-pocket expense.
