when you higher one to help you BUY a house. I know it isn't the same everywhere, but what do you think is an average, what is reasonable.

you shouldn't end up paying the REALTOR anything....they get a percentage of the sale from the seller

Assuming you're in the US, you pay them nothing.

For most homes listed with a realtor, the seller agrees to pay 5-7% of the sales price to her agent. That agent will split the 5-7% with any agent who brings the buyer to his listing.

You do effectively pay for it, in that your sales price could theoretically be lower if no agents were involved, but don't worry about it like that. At least it's not cash out of pocket.

In very rare cases, you can sign a specific agreement with an agent, whereby you pay him a direct commission, which is meant to prevent your agent from working for the seller of the homes you walk into (which is actually often the case, even though they are "your agent".)

Any realtor you meet should discuss how "Agency" really works the first time you meet. If they don't bring it up quickly, you do it.
