they are in good health otherwise-in their 80`s they have a small home(paid),income 1600.00 a mo,medicare,&20% bcbs insurance policy, i`m think my husband needs to go to a lawyer with them, to have agreement between them for power of attorney. i know they probaly want to leave house for granddaughter-she`s 8.what can we do to protect them?please help us!

go to a Lawyer and get them conserved.

The power of attorney might be a good idea, provided they are lucid. But you say they are mentally ill? That poses a problem that should have been reckoned with earlier.
Anyway, you're idea is right one. There may be several legal avenues to protect the heirship, and in common law states, a will is not needed to do that.
