find out how whether the house will appreciate or depreciate. Will its value be more or less in several years? Here in America, most real estate properties increase in price, meaning that not only do you own your own property but you are making money living in it.

Talk to a banker or money lending agency. Find out how much you can borrow on what you earn. Take your wife with you.
If the bank tells you that you cannot get a loan because you do not earn enough to pay off the loan, then your wife will hear that, and understand.
But surely, in Iran, you should be able to find a small house for less than that. You may have to travel further to get to work, or change jobs.
Work with your woman; she has the nesting instinct, and wants a good home for her babies.

You could never afford a 40000$ house on your salary. That's more than 16 years salary....impossible.
What could you buy for 6000$ ? Even if it was small and needed work to make it comfortable it would be better in the long term than renting an appartment but this would only be a solution if your wife was agreed to this and prepared to accept a more modest home than the one you speak of.
If you are young and strong and want it enough, anything is possible.

convince her to work and acheive together your dream.
I heard just few years ago one guy was tortured for having VCR at home!!! but some people have internet access that is a truth overthere.

my Friend buy nothing now that will cost you lot of money.if you have money just change it to dollar and put it under your pillow.we live in a country with uncertain future.who knows what future will bring us.
and we do have Internet access.

just keep renting it is cheaper that way home owner here myself think of the insurance also.the repairs that you also have to make.
