My grandmother has to sell her house quickly, she has about 8 acres and her house is on land that is going up in price a lot. Is there any hope besides those Ugly duckling places to sell the house within weeks. She would be willing to drop the price drastically... any ideas would be great...
house was bout for 120k 15 years ago, appraised at 190k now...

We currently live in a 2 family rental together but we each want to own our own property. We hope by combining our 3 incomes, we could more easily afford to buy a 4 - 6 family building - giving each of us a 2 or 3 bedroom apartment to live in with a rental apartment that will provide income to help towards the mortgage. We feel comfortable enough with each other to do this but understand that legally we need to protect ourselves from any uncertainties. What do we need to do legally to form a partnership to safeguard ourselves from any financial mishaps on the part of the others?

1. Is every initial offer to purchase a home submitted as a signed contract with every page initialed? Is it common for the selling agent to just respond with an email that has no indication that the counter terms come from the home owners other than an ASSUMED inference? Shouldn't the counter come on hardcopy paper?

2. I am preapproved but I have not provided a copy of the preapproval to my realtor. All he has is my name, address, phone number, and email. Can he find out the maximum amount I am preapproved for? If so how if I have not so much as told him what lenders I am preapproved with?

3. What information can my realtor get about me with only my name, address, phone, and email?

We are looking to sell our home in Orlando, FL. A prospective tenant is seeking to rent the home for $ 1700 per month for one year with a "lease option" to buy at $425,000, which is amount we wish to sell the home for at this point in time.
We live in the Middle East and do not understand the word "lease option".

When I moved(march 31,2007) I paid my last months rent with two money orders at the rental office..
My landlady has since called me,saying she lost one of the money orders and would I look for the reciept.Yes,I have looked for it but cant find it-so without the reciept is it impossible to trace or recover?What if I told her I couldnt find the reciept,can she try to collect again even though she does have a record of my payment from her own reciept book at the rental office?

I will be closing on a foreclosure home tomorrow (tuesday) and today is Monday. I know the combination to get in the house and I rented a Uhaul and it has to be turned in today. It is full of stuff and instead of unloading it and then having to load the same stuff back in, I was just going to put the furniture in the basement. A bank owns the house. You think this would be ok and does anyone go and check the house a day before closing to where the bank owns it? Your opinions and thoughts and if your a realtor, your skills on this also!

Do you call or walk in to a real estate agency's office and just say, "I am looking to buy a house and need someone to represent me!"?

We dont know anyone who lives in apartments, so we couldnt ask. We want to move into apartments but we want to know this first. So is rent all-in-one or is rent not the only bill we'll have to pay?

This is our case: Were a family and are 4 adults 1 child living in a 2 story small house. When we moved in there wasn't lease because my mother's husband rented the house to us. We didn't pay a deposit but agreed to pay anything we damaged or broke. He asked for $1,200 a month and we pay all bills. Now our sister wants to live in the basement with her boyfriend and pay $300 which the landlord wants $200 of it. We will be uncomfortable a bit but willing to sacrifice to pay less rent and don't want to give over the extra $200. He says that he only gets enough to cover the mortgage and does not gain any money out of it. So he needs money to fix improvements which the house needs much. The garage door does not work (we did not break it), the door screen door etc. But we think that is his responsibility not ours. On top of that he keeps a truck in the garage so we can only use one side not that we do anyways since the door doesn't work. Then they complain we don't cut the grass. Is it fair?

I think I just found out the seller of the house was bankrupt at one time,will that affect us getting the house? Also can I do my own title search somewhere free? I want to see if it is clear..

I am interested in real estate and would like to go to open houses to check stuff out and get a feel for the market. However, because of my age, I don't look like a serious potential buyer. Will my showing up and just looking around with no real intent to buy tick off the realtor/seller or are they expecting this?
