I see all these infomercials for programs like the "millionaire mindest collection" and I have not been able to figure out how they expect you to make a check off of someone else's near foreclosure. If you know what you're talking about, please explain the steps, thanks!

I found a good deal on a place to live. The girl who will be the only one living there (and replacing her 2 current roommates) that I spoke to said that if I move in I won't have to sign a lease, but I do have to owe her first and last months rent. I'm going to look at the place tomorrow, but when do you think she will actually NEED that money? ...That day?

Someone gave me this website address, and when checked for homes in the areas that I am interested in, the prices looked too good to believe. I don't have a lot of info about real estate. Can someone tell me about this particular website, has anyone purchased a house from it? And why are the prices so low? I was told by someone who joined that it took them forever to have the membership cancelled, becuase every time they promised to cancel they never did.

So I've found a great apartment - visited it, met with the landlady, and I know the neighborhood (somewhat).

But the apartment application scares me - must I give my social security number? Bank name, and account number?

I understand that a good amount of personal information is needed, but these two scare the crap out of me. Am I paranoid about identity theft? How common is it to ask for SSN and bank account information/numbers in a rental application?

I know you can sell items, but what about property. Its just 20 acres of land, no house. We were really thinking about going through a company to sell it for us, but they want at least 6%. What I would like to do is try to sell it ourselves on the internet, if not ebay, is there another site that I could go to. Has anyone done this before that maybe has worked on the internet with selling property? I really need some tips. Thank you.

As a Chicagoland mortgage broker, I'm always looking for more business. But, as rates increase, and the public records get hit harder with cold calling (and I don't have any established networking with realitors and builders ...yet) whats the best way to find more business? I would love to charge less in fees, but since those fees put food on my table, I at least need more volume. I know referrals work well too, but I need the business first.

in New hampshire, does a borrower who has defaulted
get to keep the balance (after the defaulted loan and
fees are paid) on a foreclosed property? In other
words, if the balance on the defaulted loan is $50,000
plus $5,000 in fees and at the forclosure auction,
thge property goes for $100,000... does the bank get
$55,000 and the borrower get $45,000?? Or does the
bank get the entire $100,000??? THANKS.

I stumbled onto a site called RealtyTrac.com and was able to find a dozen or so homes in my town that are in pre-foreclosure. There is a seven day trial (which gives you the home info, along with contact info in case you want to directly get ahold of the home owner). I know very little about this, but the balance of these homes are SO LOW!

I wonder, does anyone have any experience in dealing with pre-foreclosures? Is it worth the effort in trying to "buy out" the current owner... is it even possible for the "ordinary person" to do??

When I got the house, it had 20 years left to pay off. (It was a 30 year loan.) I have been paying extra money every month for 3 years. (That’s how long I have had it). Every extra penny goes to the house loan including extra savings in my bank every month.

In 3 years I have paid off $50,000 off of the principle and owe $33,000 (in principle) left on the loan.

I want to pay it off next year because I want to get pregnant with my first child and would like to be 100% debt free.

If I pay $2350 a month for 15 months I will pay it off next October. Do you think this is a good idea, or should I make the minimum payments instead? The minimum payments are about $600.00 a month. But then I will be paying interest on a house that could be paid off. The interest wouldn’t be worth the money it would save me in taxes.


Some people have told me not to pay it off, but isn’t it best to have no mortgage at all?

I recently signed a contract to buy a new home from the builder, previous contract fell through, the home is ready for move in, I was told closing costs would be paid by the builder. The contract is contingent upon me financing thru the builders mortgage company. I paid a pretty large earnest fee, 8k. I was reluctant to pay this without talking to the lender first but of the course I was told their mortgage co would be able to provide any other rates that banks quoted me. As it was, I had a preapproved loan, and yes it is at a much better rate. Now it looks like I am stuck with this deal. The papers provided by the mortgage co don't reflect any closing costs being paid by the builder, they actually have my earnest money listed in this block. Am I being taken for a ride here? Any help out there?

What do you think of the market in your area, why and state the general part of the country as part of the answer please. I'm in Florida and believe we are in a flattening period, although parts of the country likely will soon be in a decline if not already declining.
